Bank sale of amalgamated five-bedroom unit at Northwood for $3.24 mil

The opportunity to acquire an amalgamated five-bedroom unit at District 27’s Northwood condominium is a rare one indeed. Located at Jalan Mata Ayer, off Sembawang Road, the 3,240 sq ft unit is a bank sale and will be sold as-is on May 18, 2021, at Knight Frank’s upcoming property auction with a guide price of $3.24 million.
Originally two units, a 1,604 sq ft two bedroom and a 1,636 sq ft three bedroom-plus-study unit, the combined space features a living and dining room, two kitchens, two en suite master bedrooms, three common bedrooms, a study room, two common bathrooms, two utility rooms, and a shared personal enclosed space (PES). In addition, the ground floor has a private enclosed space.
Amongst the nearby residential developments are the 99-year leasehold Euphony Gardens and Spring Waters Villas, a new landed development comprising six semi-detached houses. There are plenty of community amenities as well, such as Chong Pang City, Khoo Teck Puat Hospital, Yishun Community Hospital, Yishun MRT Station and nearby schools including Jiemin Primary School, Yishun Secondary School, and Yishun Innova Junior College.
Northwood was completed in 2009 and has a total of 140 units that range from 1,130 sq ft to 2,293 sq ft. URA caveat data shows that the most expensive unit so far was a 2,228 sq ft, four-bedder that sold for $2 million ($898 psf) in May 2021. Further, resale prices at Northwood have also risen steadily since April 2014, from $835 psf to $954 psf as of last month.
The rare opportunity to acquire the amalgamated five-bedroom unit in Northwood is worth considering, given that the largest units are four bedders and even at the neighboring Euphony Gardens, the largest units are three- and four bedroom units ranging from 1,023 sq ft to 2,454 sq ft.
