One-bedroom unit at Wallich Residence for sale at $2.36 mil

Located on the 46th floor, the 646 sq ft unit is priced from $2.36 million and translates to $3,650 psf.
Situated atop Tanjong Pagar MRT Station on the East-West Line, Guoco Tower comprises 38 floors of Grade-A offices, while Wallich Residence spans the 39th to 64th floors. The last transaction at the Residence was the sale of a 1,259 sq ft, two-bedroom unit on the 60th floor in December 2022 for $5.25 million ($4,169 psf). A one-bedroom unit at Wallich Residence measuring 646 sq ft on the 49th floor was sold by the developer on Dec 29, 2021 for $2.1 million ($3,252 psf).
With high rental yields of approximately 3.2%, many landlords at Wallich Residence are enjoying lucrative returns. The indicative rental range of 12-month period from January 2022 to January this year is between $7.40 and $12.40 psf per month (pm), with an average rent of $9 psf pm.
