Bungalow at Linden Drive sold for $24 mil; Vanda Crescent bungalow fetches $21 mil

A detached house at prime District 11’s Linden Drive changed hands recently for $24 million, translating to $2,121 psf. Lawrence See and Elvin Ang of GCB Collective, a team of bungalow specialists in Huttons Asia, brokered the sale.

The owner had purchased the property for $13.6 million in 2012 and then built a new 10,358 sq ft, six-bedroom House on the freehold site of 11,314 sq ft. It had been on the market for $27 million ($2,386 psf) a year prior to the sale. Featuring Victorian architecture and a double-storey tropical-style pavilion in the rear, the detached house also has a Japanese zen garden. The buyer, a Chinese national-turned-Singapore citizen, plans to keep the existing structure.

Not too far away on Vanda Crescent, a 21⁄2-storey detached house changed hands recently for $21 million, or $2,219 psf based on the 9,464 sq ft land area. Brokered by Shelley Han from Shinoken & Hecks, the property was found to be attractive to many property viewers, especially mainland Chinese nationals-turned-Singapore citizens.

Built in 2013 for $12.8 million, the Vanda Crescent house has a built-up area of 8,500 sq ft and features two wings connected by a swimming pool in the middle. The first level contains the living and dining area, an open kitchen, an enclosed, fully-equipped gourmet kitchen, a guest room, and a master bedroom suite. The second level has four ensuite bedrooms, while the third level has a room in the attic. There is also a lounge and a wine cellar in the basement. The property’s attractive location close to prestigious schools such as Raffles Girls’ Primary School and Hwa Chong Institution also likely drew the new owner.

The Raffles Park landed housing estate in District 11 lies off Bukit Timah Road, and is coveted for its many landed properties with unique characteristics. With these two recent deals, prime landed properties near Bukit Timah are fetching slightly lower price tags compared to a year ago.
