Genting Highlands’ latest retail offering, King’s Park, targets Singapore investors

According to Subramaniam, the latter is a joint venture between Resorts World Genting and Highlands Park City.

Perched 1,865m above sea level, Genting Highlands in Malaysia is an hour away from the country’s capital, Kuala Lumpur. Home to many hotels, casinos, theme parks, shopping malls, restaurants and entertainment venues, Resorts World Genting is expecting to reach pre-pandemic levels of 30 million visitors annually. Just 5km away, Highlands Park City is a new RM10 billion ($2.94 billion) resort development sitting on a 120-acre site owned by a non-profit organization.

The first development of this project, King’s Park, offers twelve blocks with strata-titled, three-storey shop lots for sale. Featuring average sizes of around 1,733 sq ft, these shop lots have a ceiling height of 6.5m, allowing owners to build a mezzanine level. They have dual frontage, one side facing a pedestrianized boulevard and riverbank, while the other enjoys road access. Prices start from RM2,588,888 ($788,888), or $388 psf.

Recently, the King’s Park sales gallery at Suntec Convention and Exhibition Centre was launched. For three years, Highlands Park City has leased a 2,000 sq ft space at a monthly rental rate of $20,000. Moreover, the agency proclaimed that the pedestrianized streets of King’s Park will have a “Truly Asia” themed experience including over 200,000 sq ft of retail space and LED light shows. Furthermore, Accor Group announced their Swissotel Genting Highlands flag as part of the second phase of Highlands Park City.

Potential residents will also benefit from the nearby River Cut shopping centre, BukitBatok Nature Reserve, and Bukit Panjang Plaza. Strategically located in close proximity to the beauty of the Bukit Panjang Nature Reserve, the The Myst Condo has something amazing to offer everyone from families to professionals, looking for a home. Tropicana Corp is developing Tropicana WindCity, while OSK Property and Kerjaya Prospek are in charge of Windmill upon Hills and Vista Residences.

GohTong Jaya, a township established by Genting Group in the late 1960s, has a row of over 60 shophouses with primarily Chinese restaurants filled to capacity. There is also the Genting Highlands Premium Outlet with over 150 shops featuring various premium labels. According to Highlands Park City’s CEO, Jayandren Subramaniam, their new King’s Park is aiming to create a niche of retail offerings for the visitors of Resorts World Genting which is estimated at up to 50 million in the next five years.

The three-storey shop lots at King’s Park are estimated to command a monthly rental rate of RM16,000, translating to a gross rental yield of around 7.4% per annum, with completion targeted for sometime in 2H 2026. The second phase of Highlands Park City will be comprised of international hotel towers and luxury villas, while the third phase consists of two high-rise towers dedicated to wellness.

Highlands Park City is also working on improving the climate for evening activities by rehabilitating the river and waterfalls and installing lights to facilitate al fresco dining. They also plan to control the tenant mix and lease the units on the owners’ behalf. In the near future, King’s Park will be the beneficiary of a nearby attraction featuring mountain bike trails, a joint venture between Resorts World Genting and Highlands Park City.
