Three-bedder at Jervois Prive fetches new high of $3,220 psf
At Jervois Prive in prime District 10, a 1,109 sq ft three-bedroom unit was sold for $3.57 million ($3,220psf) on April 17, setting a new record for the development. This is higher than the previous psf-price record at Jervois Prive, which was for a 710 sq ft, two-bedroom unit, at $3,000 psf, sold on Feb 12. The neighbourhood is characterised by the Chatsworth Park Good Class Bungalow Area and high-end condos along Jervois Road. Midas Land’s Jervois Prive features a mix of one- to three-bedroom units ranging from 549 to 1,389 sq ft.

The second highest psf-price high in the week of April 14 to 21 was seen in a 1,259 sq ft unit at Botanic Gardens View that changed hands for $3.68 million ($2,922 psf). The previous record psf-price high at the condo was for a 1,615 sq ft unit that fetched $2,521 psf. Botanic Gardens View is a 144-unit freehold development off Cluny Road in prime District 10 and has witnessed strong price growth over the last few years.
On the other hand, the lowest psf-price for a condo during the week was for an 872 sq ft, two-bedroom unit on the seventh floor of The Atelier. It sold for $2.16 million ($2,479 psf) on April 21. The Atelier, located at Makeway Avenue in prime District 9, is a 120-unit freehold development that has been 54% sold at an average price of $2,683 psf. Nearby amenities include Newton MRT Station on the Downtown and North-South Lines, Anglo-Chinese School (Junior), LaSalle College of the Arts (Winstedt Campus) and Newton Food Centre.
The Atelier features a mix of one- to four-bedroom units ranging from 549 to 1,496 sq ft. Nearby freehold properties such as Botanic Gardens Mansion and Nassim Mansion have recorded average prices of $2,048 and $3,035 psf, respectively.
The week of April 14 to 21 witnessed a high of $3.57 million for a 1,109 sq ft, three-bedroom unit at Jervois Prive and a low of $2.16 million for an 872 sq ft, two-bedroom unit at The Atelier.
