The two-storey house has a total built-up area of 7,000 sq ft and comes with a roof terrace. It was completed in 1985, and it has six bedrooms.
The freehold property occupies a land area of 5,647 sq ft, with a 10.4m-wide frontage along Vaughan Road. Based on the land area, the guide price works out to $973 psf. According to caveats lodged, the property was last transacted in June 2013 for $4.7 million ($832 psf).
Given its age and sizable land area, the current property is ideal for redevelopment, says SRI’s Mok. “Subject to approval from the relevant authorities, the buyer can redevelop the property and construct a new detached home on the site,” she remarks.
Part of Vaughan Garden, a mixed-use landed residential estate in District 13, the property is just a six-minute walk away from the Nex mall at Serangoon Central, which is connected to the Serangoon MRT Station. There are also many eateries and other amenities along Upper Serangoon Road.
The area is ideal for families with schoolgoing children due to its close proximity to several educational institutions, such as Yangzheng Primary School, Zhonghua Secondary School, and Nanyang Junior College — all located on Serangoon Avenue 3.
