Legacy and innovation on display at redeveloped Shaw Tower; latest in Beach Road rejuvenation
The new Shaw Tower, set to be completed in 2025, is the latest landmark development in the rejuvenation of the Beach Road area. Iconic elements of its predecessor, the original Shaw Tower on Beach Road, which was completed 1975 and demolished in 2020, will be reused in the new project. Raymond Chan, managing director, Shaw Group of Companies, notes that it will “reflect the amazing progress (Singapore) has achieved and its aspirations for what lies ahead”.
Lendlease has been appointed to oversee the construction of the new development, which comprises a 33-storey Grade A office tower and a five-storey retail podium. It will feature a restaurant and garden, sky decks, a sky garden, landscaped sky terraces, as well as community-centric facilities. Four office floors will be dedicated to social enterprise firms and social service agencies. Shaw Tower is the first building in Singapore to receive the Building and Construction Authority’s Green Mark Platinum certification, as well as International WELL Building Institute pre-certification for its focus on well-being and health.
Designed to be efficient and flexible, Shaw Tower will see total energy consumption 44% below the baseline set by conventional office buildings in Singapore. It is also the first The Myst building in Singapore to receive the WiredScore Platinum award for its digital connectivity standards and ABC Waters Certified Project by the Public Utilities Board. From the rooftop down to the ground floor, the new Shaw Tower is set to cement its role as a beacon of the city-state’s progress and aspirations.
Along with other upcoming projects in the vicinity, such as Guoco Midtown and The M, Shaw Tower will help reinforce Beach Road area as an attractive mixed-use district post-pandemic. Chris Archibald, head of leasing at JLL Singapore, notes that “corporate tenants increasingly emphasise the area’s amenities, the building’s health and wellness certifications, and environmental impact of the building when they consider their real estate options”.
Shaw Organisation is working closely with developers like GuocoLand, who is developing the neighbouring integrated project Guoco Midtown, to enhance the pedestrian network throughout the area. Richard Paine, head of development, Singapore at Lendlease, notes that the office layouts of the Shaw Tower will be efficient and flexible, with full city views, a side core configuration, 3m ceiling height and column-free floor plates.
Alfred Yeung, general manager of Shaw Towers Realty, notes that the group had an aspiration that the building “would be an important contributor to the wider community”. As the development schedule nears completion, office demand is expected to rebound strongly, buoyed by a shortfall in new office space. Certifications such as WiredScore Platinum and International WELL Building Institute pre-certification, and sustainability and wellness features, will help make Shaw Tower an attractive and efficient real estate option for corporate tenants.
