Resale unit at Goodwood Grand sets new price high of $2,892 psf

Located on Balmoral Road, the 75-unit freehold condo development was completed five years ago in 2017. The sale was for a 1,227 sq ft, three-bedroom unit at $3.55 million.
Goodwood Grand is a prestigious, freehold condo complex located in prime District 10 of Singapore. On June 16 this year, a new psf-price record was set when a three-bedroom unit of 1,227 sq ft sold for $3.55 million ($2,892 psf). This trumps the previous record set just a few months earlier, in April, when a three-bedder of the same size was sold for $3.45 million ($2,812 psf).
The mixed-use development consists of 65 condo units in seven 13-storey blocks, and eight strata bungalows, ranging from two- to four-bedroom units of 775 sq ft to 3,111 sq ft. The largest strada bungalow – which measures 5,479 sq ft – was sold in June 2014 for $7 million ($1,278 psf).
Goodwood Grand is located in the Balmoral Road neighbourhood, an upmarket boutique condo and landed housing enclave. The development recorded a spike in sales transactions after its completion, jumping from 44% to 85% within three months in July 2017. The highest price for condo units in the area is based on URA caveats, at an average of $2,771 psf.
The second highest psf-price on the list this week was set at Adria, a boutique condo located on Derbyshire Road in Novena. A two-bedroom, 850 sq ft unit was sold for $1.85 million ($2,171 psf) on June 21; the highest price for the development so far. Completed in 2015, Adria offers a single 19-storey residential tower comprising a mix of one- to four-bedroom units, from 538 sq ft to 1,496 sq ft. The development is well-connected to Newton Road, Moulmein Road and Thomson Road, while the nearest train station is Novena MRT Station on the North-South Line. The average resale price at Adria has held steady over the past few years, and its rental proposition is strong, with units rented out for between $3.70 psf pm to $6.90 psf pm.

Developed in 2019, the 797-unit project offers a mix of one- to three-bedroom units, from 495 sq ft to 1,270 sq ft, and is situated less than 200m from Bartley MRT Station on the Circle Line.
