Four freehold strata bungalows in Vanda Crescent for sale at $33 mil

Four freehold strata bungalows located off Dunearn Road in the Bukit Timah area in prime District 11, Vanda Crescent are being launched for sale on May 3rd by marketing agent PropNex Realty. The guide price for the properties, held by a single owner, is $33 million or $2,690 psf on the land area.

The properties have a combined built-up area of 19,353 sq ft, with each bungalow offering five en suite bedrooms, along with its own lap pool and basement. All four are currently rented out and will be sold with tenancies.

The sale of the Vanda Crescent strata bungalows is an opportunity for buyers to acquire four freehold properties in an exclusive residential enclave. The location is ideal for multi-generation families wishing to have their own private space while living together.

Since 2010, there have been only 14 resale transactions in the area, including a similar sized bungalow that was sold for $21.5 million ($2,431 psf) in September 2022. Over the past three years, landed home prices in Singapore have consistently seen healthy growth of 13.3%, 9.6% and 5.9% in 2021 and 2022 respectively.

The strata bungalows are around 500m from Sixth Avenue MRT Station, and are close to main roads such as Dunearn Road and the Pan-Island Expressway. Nearby schools include Raffles Girls’ Primary School, Methodist Girls’ School (Primary), Nanyang Primary School, Nanyang Girls’ High School, National Junior College, and Hwa Chong Institution.

Tracy Goh, head of investment and collective sales at PropNex believes the properties will appeal to high-net-worth families living in the area, multi-generation families from other parts of Singapore and those wanting to downgrade from their GCBs. Buyers won’t be affected by the recent increases in the additional buyer’s stamp duty (ABSD) as foreigners are not permitted to acquire landed homes in mainland Singapore, and the bungalows will be sold as a single title, avoiding the ABSD if the purchaser is a Singapore citizen and a first-time residential property buyer.
