Cluny Villas, Tuan Sing’s first phase of Opus Bay in Batam, targeted for completion in 4Q2023
Tuan Sing Holdings, a Singapore-listed company, opened the marketing gallery of their integrated, mixed-use development project, Opus Bay, in Batam on May 4th. This ambitious project aims to transform Batam Island into an “exciting destination” and is one of the largest mixed-use township developments in Indonesia. This 125 ha (13.46 million sq ft) project is even larger in scale than Singapore’s 117 ha Sentosa Cove in Sentosa Island.
Opus Bay is being developed in phases. Phase one includes two residential developments: the luxurious Cluny Villas with its 275 villas and the 36-storey Balmoral Tower with 559 seafront-view apartments. Structural works of Cluny Villas have been completed, with Singapore-based Ong & Ong Architects designing the architectural phase. For the 559-unit Balmoral Tower, RT+Q, another acclaimed Singapore-based architectural firm, has been commissioned to design it and its completion is targeted for 4Q2025.
The master plan architect for Opus Bay is Kohn Pedersen Fox Associates based in New York, with China Construction chosen as the primary contractor. Singapore-based Park + Associates enhanced the existing ferry terminal, and the retail component comes with the unique touch of Hong Kong-based international design studio Lead8.
Located beside the Waterfront Ferry Terminal in Batam, Opus Bay is a mere 40-minute ferry ride from Singapore’s Harbourfront Ferry Terminal. The project is designed to be an ideal place to live, work, learn and play; surrounded by lush greenery and stunning seafront views.
In East Jakarta, Tuan Sing and Japan’s Mitsubishi Estate Co. are joint partners in The Grand Outlet, a luxury outlet mall. It is planned to become a landmark in the economic hub of Karawang which connects Jakarta to Indonesia’s third-largest city, Bandung. It is scheduled to be completed by the end of 2023.
On May 4th, Opus Bay’s marketing gallery saw the attendance of various figures, such as Kamaludin, Deputy Chairperson III of the Batam City DPRD; Roby Zulkarnaen, Letkol Cpm Dandenpom; Patrick Tan, Head of Asset & Fund Management, Tuan Sing Holdings; Muhammad Rudi, Chief of BP Batam, Mayor of Batam; William Liem, CEO of Tuan Sing Holdings; Linda Liem, wife of William Liem; and Nugroho Tri Nuryanto, the Police Commissioner, Resort Police Chief of Balerang.
