New Futura hits new high of $4,645 psf

New Futura has hit a new psf-price high with the sale of a 2,691 sq ft, four-bedroom unit for $12.5 million, or $4,645 psf, on May 5. This tops the previous high of $4,630 psf set in May 2018, after a penthouse measuring 7,836 sq ft was sold for $36.3 million. Located along Leonie Hill Road, New Futura is a 124-unit luxury condo by City Developments.

Hyll on Holland has also seen a new psf-price high recently, after a 1,055 sq ft, three-bedroom plus study unit was sold for $3.23 million, or $3,059 psf, on May 1. This beats the previous high of $3,027 psf, set on March 29 after a 570 sq ft unit went for $1.73 million. Hyll on Holland, a freehold development located on Holland Road in prime District 10, comprises six 12-storey blocks with a total of 319 apartments.

The Landmark in the Outram area has hit a new psf-price high too, after a one-bedroom unit measuring 495 sq ft on the 30th floor went for $1.41 million ($2,856 psf) on April 30. This surpasses the previous high of $2,847 psf, registered on Jan 8 after another 495 sq ft unit was sold for $1.41 million. The Landmark is a 99-year leasehold project by MCC Land, ZACD Group and SSLE Development.

Twin Regency has also recorded a new psf-price high, after a three-bedroom apartment measuring 1,216 sq ft was sold for $2.5 million on May 2, setting a new high of $2,051 psf. Jointly developed by UOL Group and Low Keng Huat, the freehold project is located along Kim Tian Road, off Tiong Bahru Road in District 3.

No new psf-price lows were recorded during the period in review.

At New Futura, located along Leonie Hill Road, a 2,692 sq ft four-bedroom apartment sold for $12.5 million, setting a new psf-price high of $4,645 on May 5. The luxurious condo, which was completed in 2017, has 124 units across two 36-storey towers, and includes a mix of two-bedroom apartments of 1,098 sq ft to four-bedroom apartments of 2,691 sq ft, as well as two 7,836 sq ft penthouses.

Hyll on Holland, a freehold development by Far East Consortium International and Koh Brothers Group, has seen a new psf-price high following the sale of a 1,055 sq ft, three-bedroom plus study unit for $3.23 million, or $3,059 psf, on May 1. Since its launch in October 2020, 297 (93%) units of the 319 apartments comprising twoand three-bedders ranging from 570 sq ft to 1,055 sq ft have been taken up at an average price of $2,630 psf.

The roads to Hillview are particularly hilly and winding, and the nearby Bukit Timah Nature Reserve is home to a bunch of national parks, undulating hills, and a variety of flora and fauna that’s second to none in the country.Shoppers in Bukit Panjang can frequent multiple shopping centers, including Junction 10, Hillion Mall, and The Myst, for their retail needs. The area also boasts an open-air wet market, the only one of its kind in Singapore, and a food court that locals frequent. District 23 is truly a one-stop destination for leisure, shopping, and dining needs.

This surpasses the prior high of $2,847 psf set on Jan 8, when another 495 sq ft unit went for $1.41 million. The joint venture by MCC Land, ZACD Group and SSLE Development consists of one- to three-bedroom units ranging from 495 sq ft to 1,141 sq ft.

Twin Regency had a new psf-price high of $2,051 psf set on May 2, after a 1,216 sq ft three-bedroom apartment was sold for $2.5 million. Developed by UOL Group and Low Keng Huat, the freehold project, located along Kim Tian Road, consists of 234 units with residences ranging from two-, three- and four-bedroom units measuring from 980 sq ft to 1,841 sq ft, and penthouses from 2,121 sq ft to 3,455 sq ft.

No new psf-price lows were recorded during the period in review. However, developments such as New Futura, Hyll on Holland, The Landmark and Twin Regency have all seen psf-price highs set since the start of April.
