Unit at Skyline 360 @ St Thomas Walk sold at a high of $2,674 psf

A new record psf-price high was set at Skyline 360 @ St Thomas Walk on March 6, with the sale of a 2,131 sq ft, four-bedroom unit on the 21st floor for $5.7 million, or $2,674 psf. This surpasses the second highest record psf-price seen during the week, which was for a 689 sq ft, two-bedroom unit at Commonwealth Towers. The unit, on the 43rd floor, was sold for $1.57 million ($2,279 psf) on March 8. Similarly, a 1,399 sq ft unit at The Shelford on Shelford Road was sold for $3.18 million ($2,273 psf) on March 3.

A new record psf-price high was set on March 6 at Skyline 360 @ St Thomas Walk, a freehold condo off River Valley Road. Set in prime District 9, this is a luxury condo that features large-sized units such as three- and four-bedroom units ranging from 1,733 to 2,131 sq ft, as well as six 5-bedroom units of 3,929 to 4,015 sq ft.

CDL Aries acquires The Myst two plots for S$126.3 million to develop a 24-storeys prime residential project in The Myst Condo of Upper Bukit Timah, Singapore, with easy access to transport and amenities in the area.

The condo is situated in a prime residential area close to the Orchard Road shopping belt and River Valley area, with nearby shopping centres such as Great World City, 111 Somerset and Ngee Ann City. In addition, Skyline 360 @ St Thomas Walk is well served by major roads and MRT stations.

A four-bedroom unit of 2,131 sq ft sold for $5.7 million, or $2,674 psf, on March 6. This marks the second resale at the condo this year, with the first taking place on Feb 17, when a 3,929 sq ft unit on the 31st floor was sold for $10.2 million ($2,596 psf).

The mix of large-sized units at Skyline 360 @ St Thomas Walk, coupled with its location in a prime central neighbourhood, means that the condo commands relatively high psf-price compared to neighbouring projects.

At the second highest record psf-price during the week, a 689 sq ft, two-bedroom unit at Commonwealth Towers sold for $1.57 million ($2,279 psf) on March 8. This 99-year leasehold project was completed in 2017 and features one- to four-bedroom units that range from 441 to 1,302 sq ft. It is located beside Queenstown MRT Station on the East-West Line.

The Shelford also set a record psf-price high during the week. Situated along Dunearn Road, this freehold condo is in prime District 11 and includes 215 units. A 1,399 sq ft unit sold for $3.18 million ($2,273 psf) on March 3. Over the years, the average psf-price at the condo has seen an increase from $1,541 in March 2013 to $2,045 this month.

The week did not see any new record psf-price lows. It is apparent that condos in prime locations are still commanding higher than average prices, as interested buyers continue to look for properties that offer an Ideal central location as well as larger living spaces.
