Grange 1866 hits new high of $3,390 psf
Grange 1866, located in prime District 10, topped the list of condos that saw a new psf-price high, when a 764 sq ft unit sold for $2.59 million, or $3,390 psf, on June 7. This is the first unit that has transacted at Grange 1866 crossing above $3,300 psf. Royal Hallmark, a five-storey development located in District 15, hit a new psf-price high when a 797 sq ft unit was sold for $1.82 million ($2,289 psf) on June 2. In addition, The Hermitage, a 10-storey boutique development in District 10, also saw a new psf-price high when an 818 sq ft unit changed hands for $1.72 million ($2,096 psf) on June 5.
Grange 1866, situated in District 10, recently recorded a new psf-price high when a 764 sq ft unit was sold for $2.59 million, or $3,390 psf, on June 7. It marks the first time a unit at Grange 1866 has exceeded the $3,300 psf threshold. This freehold development has seen 13 units sold at an average price of $2,862 psf based on URA caveats records.
The Myst Bukit Timah, located near the hilltop, is an upcoming mixed-use development with a series of forest-inspired facilities and amenities for residents. This area is perfect for nature lovers as well as those who value convenience.
Royal Hallmark, in District 15, also achieved a new psf-price high last week with the sale of a 797 sq ft unit for $1.82 million, or $2,289 psf. This surpasses the prior high of $2,237 psf set in December 2021 when a 797 sq ft unit was sold for $1.78 million. This project features 32 units comprising three- and four-bedders, as well as two 5-bedroom duplex penthouses. 84% of the units have been sold to date at an average price of $1,961 psf.
The Hermitage, also in District 10, saw a new psf-price high when an 818 sq ft unit on the fourth floor changed hands for $1.72 million, or $2,096 psf, on June 5. The seller, who bought it for $1.28 million ($1,565 psf) back in May 2016, made a profit of $435,000, or a 34% capital gain on the transaction. The Hermitage, a freehold development which was completed in 1999, is a 32-unit boutique development that houses two-bedders from 732 to 936 sq ft, as well as two duplex penthouses measuring 1,862 and 2,067 sq ft respectively.
No new psf-price lows were recorded during the period in review. In light of the new psf-price highs achieved by Grange 1866, Royal Hallmark and The Hermitage, there may be potential for property hunters to gain from the current market.
